Tip #1:

Direct your clients to get pre-approved for a home loan with a reputable loan officer prior to looking for homes — even if they tell you they’ve already been approved for $XYZ amount by an online pre-approval engine.

Tip #2:

If your clients are interested in a condo, manufactured home, or uniquely-zoned/unusual property, recommend that they work extra closely with their loan officer to make sure the property meets the loan program and/or lender’s underwriting criteria.

Advise your clients to make all of their monthly payments on time while minimizing their cash/credit spending in the months prior to purchasing a house.
